i think im about to have every car guy's wet dream...
i've been working out of a single stall 24 x 24 garage (divider down the middle, single 7' door) for the last 11 years or so, before that i was working in the dirt or in the driveway at my grandpa's across town...
getting ready to put an offer in on a house that comes with an attached 20' x 48' garage. the front 2 bays are basically parking only, with the exception of one of them having a 5-6' deep grease pit on it. doors are standard single width 7' doors. the rear 2/3 of the garage is separated by a wall, with no inside door. its got a 12-14' wide door that appears to be an 8' tall door and a furnace hanging from the ceiling...
now to the good part...
the 30 x 60 shop... another grease pit, wired for 220, plumbed for air, a bathroom, and a sliding partition wall leaving you with a ~20 x 30 area to work in, another furnace, cielings are about 10-12' with a nice big sliding door on the front (to be replaced, sliders suck in the snow), and full attics over all of the garage space, the attic in the shop is big enough to stand up and walk comfortably in...
god i dont have a clue what im going to do with all of this space.

denied offer #1...
going to call the bank tomorrow, and see if i can get my low pre-approval upped a little bit. i went a little more conservative than i probably should have, though i was expecting to find a 2 car garage, and not much more. for the extra $10K or so ($75/mo) i think i might be able to manage... especially considering i wouldnt have to turn away side work anymore due to a lack of space to do it.

i'm already thinking about "restoring" the front of it as a 50s/60s auto shop, since that's actually what it is. i'd really like to find some old pics of the place and see what it looked like back in the day. the people i'm buying it from, her dad actually ran a shop out of it for years. one of my bargaining points is actually the "mess" left behind after the estate auction, and the scrappers going through the shop. on the walk through, i saw alot of cool old stuff, and some stuff i could use.

If you get the big garage, believe me, it doesn't take long to fill it up. Just got finished building a garage at work and when we walked into the empty shell it seemed like it had too much room. Now it gets smaller and smaller everyday
But the less space we have the more tools we have around

A guy could get real comfy around there. Nice spot.
Maybe worth doing some serious number crunching and going after it.
My kids are slowly moving on and I've been looking around for about 2 years now for a spot like that. They dont seem to come along so easily.

appraised at 98K in its current condition. a couple grand into it, and some work, $110K should be pretty easy.

no, they dont come along easily. my uncle searched and searched for his house. ended up with a nice ranch with a 25 x 40... and a higher mortgage payment. my attached garage will be bigger than his shop.
i've been crunching numbers non-stop for weeks.
he actually went and looked at it with me, and was very impressed with it. said he'd be coming to my place to work on stuff rather than his own shop.

Before long you'll be thinking about how to make more room for more stuff. We've got almost all the walls lined with benches and tools, now we gotta make room for the 6' lathe we're picking up tomorrow
